There are different types of mortgages to choose from based on your preferences and circumstances. Outlined below are some useful details of the main types of mortgages:

Fixed Type Mortgage - This is arguably one of the most preferred types of mortgages simply because there's no fuss involved. You don't have to calculate for different interest rates for each month. The monthly payment for your mortgage shall be fixed and unless the borrower (that's you) and the lender (that's the mortgage company) comes to an agreement and modifies certain parts of the mortgage contract, the value of the monthly payment shall remain the same throughout the term.

Variable Type Mortgage - This is usually preferred by the mortgage lenders because it allows them to adjust the interest rates of the mortgages according to what they please. When industry or inflation rates go up, naturally they prefer the same thing to happen with the mortgage rates they give out to their clients so that their profits won't have to dip. That way also, they'll have enough room to modify anything they see fit

Adjustable Rate Mortgage - Individuals or consumers usually go for adjustable rate mortgages because it sort of allows them some "breathing space" for a certain period of time, depending on their agreement with their mortgage provider. Let's say that for the first year, they need only pay 14% interest rate. This may of course increase the following year but at least, during the first year, the consumer would not have to worry so much about coping with high interest mortgage payments.

SELECTING THE RIGHT MORTGAGE PROVIDER

No matter how enticing the advertisements may seem, it's always wise to select a mortgage company who's known for being trustworthy and reliable. There are a lot of mortgage companies who are very predatory and never fail to take advantage of the desperate situation their clients find themselves in. If you want to avoid being deceived or manipulated by such mortgage providers, do research about mortgage companies first before choosing one. You could try reading consumer reviews from third party websites to see which one have the best reputations and which ones don't.

GETTING READY TO PASS THE MORTGAGE QUALIFICATION INTERVIEW

Yes, there's an interview that you still have to pass in order to get an approved seal for your mortgage application. But don't worry, passing this is fairly easy, if you're not terribly indebted at present and you're able to present all the documents they require and need. However, if you're not sure about your credit ratings then do get a copy of your credit report so you'll know your present FICO score and see how you can fix your bad credit.
